The key to the successful ownership of Nice property is choosing the location very carefully as each of the clearly defined quarters offers distinctly different types and prices of property.
Mont Boron is the most glamorous quarter and home to many rich and famous residents including Sir Elton John. Situated high above the port to the east of Nice, Mont Boron property enjoys breathtaking views of the Mediterranean and backs onto a protected national park. You are doing well if you can find a studio here for less than 200,000 Euros and ornate ivy-clad villas with pools command stratospheric prices.
Nice Old Town is a labyrinth of narrow winding streets lined with restaurants, bars and shops within walking distance of the beach. Enjoy the sights, sounds and smells of the famous flower and food market on Cours Saleya next to the beach. Property here tends to be ‘compact and bijou’ but has huge letting potential to tourists. There is a bus stop for the Airport ‘navette’ and good bus links to the rest of the city.
Nice Port is only five or ten minutes from the Old Town but there is less bustle here and more antique shops! Property in Nice Port could be let to the luxury yachting fraternity. Apartments here are usually larger than in the Old Town and there is a good bus route along the coast towards Monaco and Menton.
The Carré d’Or or Golden Square is the superbly situated quarter which includes the Promenade des Anglais, the Hotel Negresco and the pedestrianised Rue de France and Rue Paradis with their exclusive boutiques. The quarter goes back three or four streets from the Promenade des Anglais and is bordered by the Old Town to the east and Boulevard Gambetta to the west. This is prime Nice real estate; every property either directly overlooks the sea or is a mere stone’s throw away from it and all amenities and attractions are available on foot. Carré d’Or property is not only a recession-proof investment, it is also a gold mine for year-round rental income.
Nestling on high behind the Old Town, Cimiez is a well-heeled quarter second only to Mont Boron in elegance. This is a peaceful, tree-lined residential area with good views of the sea. It is also home to Nice’s Roman ruins and the Chagall and Matisse galleries. Cimiez property is a ten minute bus ride away from the vibrant Old Town, the beach and the main shopping streets.
Malaussena is French Property Centre’s top-tip for investors in Nice property. This once down-at-heel quarter to the north of the railway station is experiencing a renaissance due to the new tramway. Now only 6 minutes from the beaches down Avenue Malaussena and Boulevard Jean Medecin, investment has also brought new pedestrianised areas and anti-car measures which have improved residents’ quality of life. Malaussena property is an investor’s dream – just sit on it and watch it grow. Not previously considered worthy of sub-dividing by greedy landlords, many Malaussena apartments have retained their original surface area and configuration and they represent some of the best Nice property bargains to be found.
Don’t let the name mislead you, Musiciens is a quiet residential quarter without a night club in sight. Its understated chic contrasts favourably with the more glitzy Carré d’Or only five minutes away. The building stock comprises of Belle Epoque, bourgeois buildings containing well-appointed apartments with large windows, parquet floors and more architectural flourishes than you can shake a stick at.
Fabron is a modern yet leafy quarter to the west of Nice where quality, well designed apartments offer spectacular views of the coast. Well served by local buses, Fabron property is just ten minutes drive from the shops and restaurants of the town centre and a five minute drive from both the beaches and the hills. The quality modern architecture has attracted many Scandinavian buyers.
