Stunning, detached stone farmhouse, parts of which date back over three hundred years. This wonderful property is crammed full of character and is laid out over three floors. It comprises, on the ground floor, a large lounge diner with original oak beams and a huge open fireplace with log-burner, a fully fitted kitchen diner, and a spacious entrance hall, which boasts a sweeping solid elm staircase to the first floor.

Through the arch you enter a large lounge with original oak beams and a huge open fireplace with log-burner, also very large heavy oak dining table which we would like to include in the sale. This leads to a fully fitted kitchen diner with a large enamel cooker.

The separate one bedroom gite is situated on the other side of the lane from the main house and is set in its own lovely garden with panoramic views. There is an open plan lounge kitchen with large sliding doors on to a patio with stone barbecue. It is fully equipped and has been fully booked for the past eighteen years from April until October. It could be open all year.

Main points of interest

Fantastic, unsurpassed location in elevated position overlooking the beautiful Sienne river valley, which is a conservation area and an area of outstanding natural beauty.

The, south facing terrace has ample space for garden furniture and al fresco dining. There is a large brick built barbeque on the corner of the house.

Apart from the built-in garage, there is another shed, currently used as a log store, and an entirely separate small stone cottage with a tiled roof. The whole property is fenced.

Zero road noise, yet within an easy couple of minutes walking to a very popular pub restaurant in the picturesque hamlet of La Baleine, with it’s old stone bridge and pretty church.

Several superb walks are available direct from the house, including one that meanders along the river to Gavray (approx 35 mins). The river itself has excellent trout fishing and is little more than 100 metres fom the house.

The surrounding area is teeming with wildlife, including deer, badgers, wild boar, hare, buzzards, owls and kingfishers. Even otters have been spotted on the odd occasion, and swallows regularly nest in all the local outbuildings.

Just a five minute drive to the delightful market town of Gavray, with it’s supermarket, shops, banks, bars and restaurants, and within about twenty minutes of several other larger towns, including Coutances, with its imposing catherdral, Granville and Villedieu les Poeles. Granville, sometimes referred to as the Monaco of the north (mainly because of it’s casino) is a thriving fishing town and also has a direct foot passenger ferry to Jersey and other islands.

Many of Normandy’s most popular tourist attractions are also within easy reach. Mont St Michel is less than a hour away, while the D day landing beaches and Bayeux are little more than an hour. St Malo and Dinard are amongst several other places definitely worth a visit.

Other, wonderful sandy beaches, ideal for bathing, are a mere twenty minutes away. Golf, horse riding, tennis and other sports are also catered for locally.
